    VIP was created in 1987, to carry out Building Inspection and Consulting Engineering Services. Created and managed by a professional engineer (with a Business Administration side degree), VIP has always looked for better techniques of inspecting, efficiency and effectiveness in the processes of building inspection.

    VIP is recognized as the Brazilian pioneer and most important company of Building Inspections. VIP has a web-based system that is being used to guide the building inspection of 1,000 buildings yearly.

    VIP offers a complete range of building-related services, such as:

 Construction Monitoring: VIP provides construction plan reviews, as well as periodic construction progress inspections for lenders and investors. Our engineers compare the construction in progress to plans and specifications, and they monitor payment release schedules.

    This type of inspection may be performed on a periodic schedule: weekly, every two weeks or monthly. The items completed are noted with the current date, and a completion percentage is given for the items in progress but not yet completed.


 Transition Studies: Once the building is complete, or nearly so, the responsibility for its management and maintenance is transitioned to the owner. The purpose of a transition study is to objectively evaluate the construction quality of the property prior to the transfer of responsibility from the construction company to the owner. This report will assure that all the work scheduled is completed as intended and will recommend repairs or replacements, if necessary.

    The result is our recommendation to accept the property as is, or accept it with conditions, or finally, decline to accept responsibility for maintaining the property until all work is completed.


 Property Condition Assessment: VIP reports contain information about a structure and its components vital to investment and finance decision making. The Property Condition Assessment Report provides appropriate due diligence for a real estate transaction.

    Our standard report provides commentary about the operation of the building and its systems. We may also create customized reports and formats for special needs.

    We provide a list of current deficiencies and areas of deferred maintenance along with the estimate cost to cure these deficiencies.


 Repairs and Improvements: As your property ages, problems will invariably occur. These may be the result of latent defects, weather, or deferred maintenance. Regardless of the cause, VIP is there to solve problem.

    VIP will help identify the cause and develop a plan for the repair. We will outline the steps needed to solve the current problem and prevent it from reoccurring in the future. These steps may require making certain improvements, either for regulatory compliance or to enhance the livability and value of the property.

    All properties need regular upkeep and maintenance. Whether you are making repairs, or are considering improvements such as an access for the disabled, or an architectural enhancement, specifications are developed by an engineer.

    This eliminates guesswork on the part of the contractor and leads to satisfactory results. The specification is used to solicit bids from contractors, ensuring an apples-to-apples comparison among bids, and also ensuring that you will receive services that fully meet the needs of your property.

    Once a contractor has been selected, we will serve as your liaison to monitor such construction and repairs throughout the entire process. Periodic inspections of work in progress will ensure that requirements are met and specifications are followed.


 Investigative and Forensic Services: VIP expertise in building systems is often requested when clients need someone to determine the cause and origin of a failure, determine how best to remedy the problem, develop estimates and contract documents, manage the repair, and provide court testimony. We render an opinion as to what caused the problem and what can be done about it.

    Our initial report documents our findings and will provide opinions as to the suspected cause. Additional investigation may be required, or a design repair may need to be produced. Expert witness services are also available.
